Wholesale Real Estate Investing
The old adage in any type of investing is that you want to buy low and sell high. While it is great for a homeowner to sell to a home buyer through a real estate agent using a multiple listing service (MLS), it may not be the best thing for an investor. There are deals to be found. They just might not be as numerous as we would like to see. Wholesale real estate investors have found a way to look for those fields of diamonds hidden in plain sight of neighborhoods across America. Zack Boothe is one of those investors.
Zack Boothe discusses his life before becoming a wholesale real estate investor and shares insights on the type of effort this sort of investing entails.
Essentially, you’re looking for homes that are not necessarily on the market and have owners who’d like to be rid of the hassle of that particular property. It may be a resident who needs to move but doesn’t have the means to do repairs. It could be a group of siblings who have inherited a parent’s house.
How wholesale real estate works is by coming in and making an offer that takes care of the needs of the seller while creating as large of a margin for the investor as possible. With a contract locked in, the investor can choose to either keep that contract for one’s own portfolio or assign it to another investor for a fee. The work of the deal has already been done, hence the fee.
It is possible to work a business of finding the deals, making the deals, then selling them off to other investors for a fee. There are those who do only that, and others like Zack, who possess a blend of assets held onto for the long-run and those that are assigned as soon as possible.
Do you need a real estate license to wholesale? The answer is you do not need a license to be a wholesale real estate investor. With a little bit of coaching and mentoring combined with practice, you’ll begin turning deals that create high levels of income for you and your family.
